| While some people feel the investment market has been played out in the Treasure Valley rental occupancy has never been lower and savvy investors are taking advantage of the opportunities available. In 2006 vacancy rates were around 10.8%, early summer 2007 is putting the vacancy rate at 2.4% for single family homes. Several factors are contributing to the decrease in vacancy. Many of people moving in to the area are choosing to rent first while deciding which area they wish buy in. The cost of homes has also risen dramatically over the past couple years. An entry level home that use to cost $130,000 now costs $200,00. Along with rising home prices interest rates have risen and lenders are getting pickier about who the lend money to in light of the secondary market fallout. Because of this shifts in the rental market and the fact that we now are deeply entrenched in a buyers market investors are coming back at a steady pace. |
