| The Deadly Sins of Selling your Home. 1. Putting your home on the market before it's ready. Don't become impatient. The most showing activity is when your home is first put on the market, if your home isn't up to snuff you will be unable to make that most important first impression. 2. Over improving your home. You do not want to be trying to sell the largest, nicest (hence most expensive) house in the neighborhood. Buyers don't want to own the most expensive home. When making home improvements make wise decisions, chances are, depending on what improvements you make you may not get out what you've put in. 3. Getting emotionally involved in the the sale. You need disassociate disassociate yourself from your home. When you put your home on the market it is no longer your home, you need to think of it as a commodity. People are going to come in to kick the tires so to speak, you can not get emotional about what they may or may not like. 4. Not having your ducks in a row prior to selling. Find out if you have a pre-payment penalty on your loan or any liens or easement issues that need to be cleared up in order to provide clear title. If the property is part of a trust or an estate make sure all the paperwork paperwork is in order. 5.Don't try to cover problems problems or defects in the home. All issues and problems must be disclosed in the state of Idaho. Further more your real estate agent is obligated to disclose to any prospective buyer defects that may exist. 6. Hiring an agent based on non-business factors. It might be nice to hand over your single largest asset to be handles by your neighbors kid who got out of real estate school two weeks ago but make sure you understand the consequences should the deal start to head south. 7. PRICE THE HOME CORRECTLY!!! Repeat after me, buyers do not care how much money you need to/want to net from the sale of your home. Sellers can control the asking price but they do not control the sales price., the market does. Point blank what it really comes down to is your house is worth what a buyer is willing to pay for it.
